How to read these figures before you ring anyone

Every range below assumes one ordinary house, a single fault and a roofer who can get to it safely. Labour, materials, getting rid of the waste and a written guarantee are all in. There’s one rule of thumb worth keeping in mind as you read. If a price somewhere looks impossibly cheap, ask what’s been left out. Mortar instead of mechanical fixings, a bucket of sealant instead of new lead, or a ladder where a tower is needed: each one knocks something off the bill now and puts more back on it later.

The ridge, the hips and the verges

The ridge takes more wind than any other part of a roof. On a typical Carlisle terrace it’s a row of half-round or angled ridge tiles sitting on a bed of sand and cement. After thirty or forty winters that mortar cracks, the tiles start rocking, and eventually one lands in the yard.

A full ridge on a two-bed terrace is more like £700 to £1,100 with the tower included, and a larger semi or detached house with hips as well runs £1,100 to £1,800. We’d push most people towards a dry ridge system rather than fresh mortar. It adds roughly £150 to £300, and because the tiles are screwed down and clipped, the wind has nothing to pick at. A single verge, re-pointed or converted to a dry verge, is £250 to £600 per gable.

Slipped slates, and why the type of slate matters

One slipped slate, reachable from a ladder, is the cheapest job in this guide at £150 to £280. Most slates slip because the nail holding them has rusted through. They don’t break as often as people think. The slate gets refixed with a copper or stainless tingle, a small metal strap hooked under the tail, and it doesn’t need the slates above it lifting.

The kind of slate on your roof makes more difference to the price than most people expect. Carlisle’s Victorian streets were mostly roofed in Welsh slate, which arrived by rail once the lines from the south and from Newcastle opened in the mid-1800s. Reclaimed Welsh slate is easy to get, so a Welsh repair stays at the standard price. Older cottages and some of the villages out towards Dalston and Brampton carry Lakeland slate instead. That means either green Westmorland stone or blue-grey Burlington from Kirkby-in-Furness, laid in courses that get smaller towards the ridge. A matching reclaimed slate of the right size and thickness adds roughly £40 to £120 to the job. Newer houses with Spanish slate are cheap to match, though Spanish slate varies a lot by quarry and some of it rusts.

If a slope has slates going in several places, the nails have all aged together. At that point, stripping and relaying the slope with new battens and membrane, roughly £1,200 to £3,000 a side, often makes more sense. Valleys, lead flashings and sandstone chimneys

Wherever two slopes meet, or a slope runs into a chimney or a wall, the roof needs lead or a lined valley to stay watertight. These details cost more than slates because the work is slower, the materials are dearer and the faults are often hidden.

Much of Carlisle’s older housing has chimneys built from local red sandstone, the same stone the cathedral and castle are built from. Sandstone has to be repointed in lime mortar. Hard cement holds water in the stone, and then the face of the stone flakes away. Lime takes longer to mix and longer to cure, and it can’t go on in frost, which is why a sandstone repoint costs more than the same size of brick stack. For many households, this is where the bill stays small. Clearing the gutters and downpipes on a semi, including the gully at the bottom, runs £90 to £180. Re-hanging one run so it falls towards the outlet again is £150 to £320. Cast iron is dearer. A patch repair to a flat roof costs £180 to £500. That covers a split seam on felt, an upstand that has come away from the wall, or a blocked outlet causing water to pond. If the felt has blistered across most of the deck, patching it is a waste of money. Re-covering a garage or back extension in EPDM rubber, falls included, is typically £1,200 to £2,800.

A tower for a chimney or a gable typically adds £200 to £400. A full scaffold for a small repair costs £450 to £900, depending on how many lifts it needs and how long it stays up. Three-storey houses on Warwick Road, and Botchergate terraces where the only way in is a narrow back lane, come in at the top. If the scaffold has to stand on the pavement, it also needs a highways licence from Cumberland Council. The fee for that goes into the access line on the quote.

Planning and conservation areas

Like-for-like repairs don’t need planning permission, even in a conservation area. The city has several, including the historic centre and Stanwix. Changing the roofing material or what the roof looks like from the street is a different matter. Weather

Rotten battens, a soft valley board or rafter feet eaten away by an old gutter leak only show up once the covering is lifted. A good roofer will tell you before going ahead and give you a price for it there and then. It also pays to check that whoever you hire belongs to a recognised trade body such as the National Federation of Roofing Contractors, or can at least show you insurance and a written guarantee.
