Are they capping over or replacing?

Cladding uPVC over rotten timber is a common shortcut. It looks identical on day one and the wet timber keeps rotting behind it, now with no air to dry out. Ask directly whether the old board is coming off. On a rotten one, it must.

What is happening to the ventilation?

If the existing soffits have vents in them, the new ones need vents too. Losing that airflow gives you a condensation problem in the loft that will be blamed on the roof for years. A good installer raises this without being asked.

Is the gutter being rehung to a fall?

Taking the old gutter off and putting it straight back on the same line is a wasted opportunity and often the reason it overflowed. The brackets should be set to a consistent fall towards the outlet.

Condensation In The Loft Is Not Always A Leak

If you have damp patches on the underside of your roofing felt, or droplets on the nails coming through the sarking, that is very often condensation rather than water coming in from outside. Warm moist air rises out of the house into the loft, hits the cold underside of the roof, and turns back into water. How do I know if my fascias need replacing?

Look along the roof edge from the garden. Flaking or bubbling paint, dark staining, visible sagging in the gutter line, or green growth are all signs. If you can push a screwdriver into the board and it goes in softly, the timber has gone and no amount of paint will bring it back.

Can you fit uPVC over the existing timber?

It is possible where the timber underneath is genuinely sound and dry, and it is sometimes done. Where the board has rotted it is a bad idea - you are sealing wet timber behind plastic with no airflow, so it carries on rotting where you cannot see it, and the fixings eventually have nothing to hold.

Do I need soffit vents?

Almost certainly. A roof space needs continuous ventilation at the eaves to carry moist air out, and on most houses that comes through the soffit. Fitting solid soffits with no vents is one of the more common causes of a loft that suddenly develops condensation and damp after otherwise good work.

Will you replace the guttering at the same time?

It makes sense to. The gutter has to come off to get at the fascia, and refitting old brackets and old plastic onto a brand new board is a false economy - you have paid for the access already. Doing both at once is also the moment to correct the falls properly.

Do fascias and soffits need planning permission?

Not for a straightforward like-for-like replacement. In a conservation area, or on a listed building, changing painted timber to uPVC can be a different matter, and several Carlisle districts are conservation areas. There are birds nesting in my roof edge. Can you sort that?
