What Moves The Price
- Access. The single biggest variable. A repair reachable from a ladder and the identical repair needing a scaffold tower are very different jobs on paper.
- Pitch and height. A steep Victorian roof three storeys up takes longer and needs more equipment than a 1960s bungalow.
- Materials to match. Matching reclaimed Welsh slate costs more than a concrete tile off the shelf, and on a Carlisle terrace it is usually the right call anyway.
- Lead. Lead is expensive and it is where a keen quote gets quietly thinned out. Ask what code lead is going in and where.
- What is underneath. If the battens or the valley boards have rotted, that has to be put right before the covering goes back.
- Whether the diagnosis is right. The most expensive roof repair in Carlisle is the cheap one that fixed the wrong thing and has to be done again.

Why won't you give me a price over the phone?
Because any number given before someone has seen the roof is either a guess or a hook. The ranges on this page are honest, and they are wide for a reason - the same symptom can be a £180 job or a £900 one depending on where the fault actually is and how we get to it safely. We would rather come out for free and give you a real figure.
Is the quote fixed or could it go up?
It is fixed for the work described. Roof work occasionally uncovers something underneath that nobody could see from the surface - rotten batten, a failed valley board. If that happens we stop, show you, and agree the extra before carrying on. What we do not do is present you with a larger bill at the end.
Do you charge for the survey or the quote?
No. Both are free with no obligation, including the times we look at your roof and tell you it does not need the work you were expecting.
How much of the cost is scaffolding?
On smaller repairs, often none - a lot of work is done safely from a ladder or a tower. Where scaffold is genuinely needed it can be several hundred pounds and is a real cost rather than an upsell. We itemise it separately so you can see exactly what is work and what is access.
Do you take a deposit?
Not for ordinary repair work. For larger jobs where we are ordering materials specifically for you, a materials deposit is normal practice. We would never ask for a large cash deposit up front, and you should be wary of anyone who does - particularly if they came to your door.
Are your prices inclusive of VAT?
Your written quote will state clearly whether VAT applies and show it as a separate line. The one thing we will not do is quote a number and then add twenty percent at the end.
