Chimney Repairs In Carlisle

Damp on the chimney breast or crumbling mortar up top?

Repointing, flaunching and lead flashings on Carlisle's brick and sandstone stacks

A chimney is the most exposed masonry on the building. It stands proud of the roof on every side, gets rain driven at it horizontally, and has no roof of its own except a bed of mortar at the top. In Carlisle that is compounded by the material: a lot of the city's older stacks are red sandstone, which is soft, porous and erodes visibly where it is exposed. Add a chimney that has not been used since the house went over to gas - so it never dries out from the inside any more - and you have the single most common source of persistent damp we get called to.

Why Choose Us For Chimney Repairs In Carlisle?

Repointing in the right mortar

Soft red sandstone needs a lime-based mortar that lets the stone breathe. Repointed in hard modern cement, the mortar survives and the stone erodes around it instead - which is worse than doing nothing.

Flaunching renewed properly

The flaunching is the mortar bed the pots sit in, and it is the roof of your chimney. Once it cracks, water runs straight down inside the stack. It is a cheap fix that prevents an expensive one.

Proper lead flashings, not mortar fillets

Where the stack meets the roof needs code 4 lead soakers, front apron, side flashings and a back gutter. A smear of mortar in that junction is a two-winter fix and we see a lot of them.

Capping disused stacks correctly

A disused chimney still has to breathe or it will hold damp. Capping with a ventilated cowl and leaving an air brick at the bottom keeps the water out and lets the flue dry.

Rebuild or remove, honestly assessed

Stacks above the roofline can be rebuilt or taken down and made good. We will tell you which makes sense, including what it does to the look of the house and the terrace it sits in.

Conservation area work

Chimneys are a defining feature of Carlisle's terraces and several districts are conservation areas. Removing or altering a stack there is not automatically permitted - we will flag it before you commit.

"A large share of the 'roof leaks' we are called to in Carlisle's older terraces turn out to be the chimney rather than the roof covering - usually the flashings or the flaunching rather than the stack itself."

Our Chimney Repairs Process

1

Your Call

What is the roof doing, when did it start, and does it change with the weather? Five minutes on the phone often tells us where to look before we arrive.

2

Free Roof Survey

We get up and look, and get into the loft where we can. On a leak that means tracing the water back to where it enters, not just looking at the stain.

3

Written Quote

Itemised and fixed, with access costs shown separately so you can see what is work and what is scaffold.

4

Safe Access

Ladder, tower or scaffold depending on the height, the pitch and how long we need to be up there. We price the right one rather than the cheapest.

5

Strip Back To Sound Material

We take back the failed area to something solid. Repairs made on top of perished mortar or rotten timber do not hold, however good the new material is.

6

The Repair Itself

Matched slates and tiles, code 4 lead where lead belongs, the correct mortar for the masonry. Like for like, so the repair does not stand out from the street.

7

Check What Is Around It

Flashings, valleys, ridge and the gutter below. Whatever caused this failure has usually been working on its neighbours too.

8

Clean Up And Guarantee

Everything cleared away, photographs of the finished work, and your written workmanship guarantee before we leave.

The 10 Year Workmanship Guarantee

A roof repair is only worth having if it holds. Every repair carried out through Roof Repairs Carlisle comes with a written 10 year workmanship guarantee, and the materials used - slates, tiles, lead, mortar, membranes and rainwater goods - carry their own manufacturer's warranty on top. You are told exactly what is covered before the work starts, in plain English, not buried in small print.

The reason repairs fail is almost never the patch itself. It is that nobody found the actual source of the water. A stain on a Carlisle bedroom ceiling is often a metre or more from the real fault, because water runs down a rafter before it drops. It gets traced properly first. If the same leak returns within the guarantee period, it gets put right at no cost to you.

What To Look For In A Chimney Repairs Specialist

Do they know lime from cement?

On a sandstone stack this is the whole job. Cement pointing on soft stone traps moisture in the masonry and drives erosion into the stone face. If a roofer does not raise the mortar type unprompted on a Carlisle sandstone chimney, they have not thought about it.

Are they proposing lead or mortar at the roof junction?

Lead flashings are the correct detail and last decades. A mortar fillet is quicker and cheaper and cracks with the first freeze. If a quote says 'reseal chimney flashing', ask exactly what material is going in there.

How are they getting up there safely?

Chimney work means working at the highest point of the building, usually for more than a few minutes. That normally means proper scaffold, and a quote that includes it is being realistic rather than expensive.

Damp On A Chimney Breast Is Not Always Rising Damp

A damp patch on a chimney breast in an upstairs bedroom gets misdiagnosed constantly, and people spend money on damp-proofing a wall that has no rising damp in it. Water is getting into the top of the stack - through cracked flaunching, open joints or a missing pot - running down the inside of the flue, and soaking through into the breast at the point where it meets the ceiling. There is a second cause that is specific to houses that used to burn coal: hygroscopic salts left in the brickwork from decades of combustion draw moisture out of the air and produce damp patches that come and go with the weather. Both are chimney problems, and both are fixed at the top, not at the bottom. Water tracking down a stack can also show up as a ceiling leak some distance away.

Chimney Repairs - Frequently Asked Questions

Why is my chimney breast damp upstairs but dry downstairs?

Because the water is coming in at the top, not up from the ground. It enters through cracked flaunching or open joints in the stack, runs down inside the flue and soaks into the breast where it emerges. Damp-proofing the wall will not touch it - the repair is on the roof.

Should a Carlisle sandstone chimney be repointed in cement?

No. Red sandstone is soft and porous and needs a lime-based mortar so moisture can escape through the joints. Hard cement pointing seals the joints, so the water leaves through the stone face instead and the stone erodes. It is one of the most common and most damaging mistakes on Cumbrian masonry.

Can I just remove my chimney if I do not use it?

Often, yes, and taking it down to roof level is straightforward. Two cautions. If your house is in a conservation area - and several Carlisle districts are - the stack may be part of what is being protected. And on a terrace, a shared stack cannot be removed unilaterally without involving your neighbour.

What is flaunching and why does it matter?

It is the sloped bed of mortar on top of the stack that holds the pots and sheds water off the top. It is effectively the chimney's own roof. When it cracks - and it always cracks eventually, because it is exposed mortar - water goes straight down inside the stack. Renewing it is one of the cheapest and most worthwhile chimney jobs there is.

Do I need scaffolding for chimney repairs?

Nearly always. Chimney work means being at the ridge for an extended period with materials and tools, which is not ladder work. Scaffold is a genuine cost rather than an upsell, and we set it out separately on the quote so you can see it.

How do I know if my chimney needs repointing?

Look at it with binoculars from the garden. If you can see mortar joints that are recessed, crumbling or missing, if there is vegetation growing out of the stack, or if the pots are visibly loose or leaning, it needs attention. Bits of mortar in the gutter or on the drive are another clear sign.

What Carlisle Homeowners Say

Feedback from customers across Carlisle and the surrounding villages, on completed roof repair work.

"Water was coming through the landing ceiling of our sandstone terrace in Denton Holme every time the wind came from the west. Two other roofers had patched the spot above the stain and it kept coming back. These lads got up there, found the split lead soaker where the roof meets next door's gable, and that was the end of it. Should have called them first."
Alison M. - Denton Holme
"Half a dozen slates came off the back of the house in Stanwix after a rough night. Rang at eight in the morning, someone was on the roof by lunchtime and it was made watertight the same day. Came back later in the week to do it properly with matching slates. No silly emergency pricing either."
Graham T. - Stanwix
"The flat roof over our kitchen extension in Harraby had been patched with felt so many times it was more patch than roof. They stripped it back, sorted the falls out so the water actually runs off, and fitted a rubber roof. First winter with no bucket in the kitchen in about four years."
Peter D. - Harraby
"Our chimney in Botcherby was letting damp into the back bedroom. What I appreciated was being told the stack itself was sound and only needed repointing and new flashings, rather than being talked into taking the whole thing down. Honest, tidy, and the price on the quote was the price on the bill."
Sheila R. - Botcherby
"Gutters on our bungalow out at Dalston were overflowing down the wall and starting to mark the render. They cleared them, replaced a cracked section and refitted the brackets where they had dropped. Explained what had caused it rather than just taking the money and going."
Ian W. - Dalston
