Damp On A Chimney Breast Is Not Always Rising Damp
A damp patch on a chimney breast in an upstairs bedroom gets misdiagnosed constantly, and people spend money on damp-proofing a wall that has no rising damp in it. Water is getting into the top of the stack - through cracked flaunching, open joints or a missing pot - running down the inside of the flue, and soaking through into the breast at the point where it meets the ceiling. There is a second cause that is specific to houses that used to burn coal: hygroscopic salts left in the brickwork from decades of combustion draw moisture out of the air and produce damp patches that come and go with the weather. Both are chimney problems, and both are fixed at the top, not at the bottom. Water tracking down a stack can also show up as a ceiling leak some distance away.

Because the water is coming in at the top, not up from the ground. It enters through cracked flaunching or open joints in the stack, runs down inside the flue and soaks into the breast where it emerges. Damp-proofing the wall will not touch it - the repair is on the roof.
Should a Carlisle sandstone chimney be repointed in cement?
