Roof Replacement In Carlisle

Has your roof reached the point where patching it is throwing money away?

Full strip and re-roof in matched slate or tile, with the detail work done properly

We are a repairs firm first, and most of the roofs we are asked to replace do not need replacing. But some do, and the honest signal is not age - it is whether slates are coming off in a different place every winter. That usually means nail fatigue: the fixings have corroded through across the whole roof, every slate is held by rust, and no individual repair changes that. At that point each patch is buying a few months. When we do recommend a replacement we will show you the evidence on the roof, and we would rather lose the job than sell one that is not needed.

Why Choose Us For Roof Replacement In Carlisle?

We tell you when not to

A roof with life left in it and one failed detail gets repaired. We make our living from repairs, so we have no reason to talk you into five figures of work you do not need.

Full strip, not an overlay

The roof comes off so we can see the timbers. Battening over an old covering hides rot, adds weight the structure was never designed for, and stores up an expensive surprise.

Breathable membrane and new battens

Modern breathable underlay lets moisture out of the roof space while keeping water out. Old bitumen felt does the opposite and is a common cause of loft condensation.

Matched to the street

Carlisle's terraces read as a whole. Welsh slate, Lakeland green slate and Rosemary clay tile all appear across the city and we match what is there - it matters for conservation areas and for resale.

Timbers repaired before covering

Rafter ends and wall plates take the damage from years of a leaking gutter or valley. Once the roof is stripped they are visible, and that is the moment to put them right.

All the details renewed

New lead to chimneys and valleys, ridge and hip re-bedded or dry-fixed, verges finished properly. A new covering with the old flashings left in place will leak at the flashings.

"Of the Carlisle roofs we survey where the owner has been told they need a full replacement, a fair number turn out to need one failed detail fixing instead - which is why we always survey before quoting."

Our Roof Replacement Process

1

Your Call

What is the roof doing, when did it start, and does it change with the weather? Five minutes on the phone often tells us where to look before we arrive.

2

Free Roof Survey

We get up and look, and get into the loft where we can. On a leak that means tracing the water back to where it enters, not just looking at the stain.

3

Written Quote

Itemised and fixed, with access costs shown separately so you can see what is work and what is scaffold.

4

Safe Access

Ladder, tower or scaffold depending on the height, the pitch and how long we need to be up there. We price the right one rather than the cheapest.

5

Strip Back To Sound Material

We take back the failed area to something solid. Repairs made on top of perished mortar or rotten timber do not hold, however good the new material is.

6

The Repair Itself

Matched slates and tiles, code 4 lead where lead belongs, the correct mortar for the masonry. Like for like, so the repair does not stand out from the street.

7

Check What Is Around It

Flashings, valleys, ridge and the gutter below. Whatever caused this failure has usually been working on its neighbours too.

8

Clean Up And Guarantee

Everything cleared away, photographs of the finished work, and your written workmanship guarantee before we leave.

The 10 Year Workmanship Guarantee

A roof repair is only worth having if it holds. Every repair carried out through Roof Repairs Carlisle comes with a written 10 year workmanship guarantee, and the materials used - slates, tiles, lead, mortar, membranes and rainwater goods - carry their own manufacturer's warranty on top. You are told exactly what is covered before the work starts, in plain English, not buried in small print.

The reason repairs fail is almost never the patch itself. It is that nobody found the actual source of the water. A stain on a Carlisle bedroom ceiling is often a metre or more from the real fault, because water runs down a rafter before it drops. It gets traced properly first. If the same leak returns within the guarantee period, it gets put right at no cost to you.

What To Look For In A Roof Replacement Specialist

Are they stripping or overlaying?

Get it in writing. An overlay - new tiles battened over the old covering - is quicker and cheaper and it is rarely the right answer on a house. It conceals the condition of the timbers and loads a structure that was designed for one covering with two.

What underlay and what fixings?

The quote should name the membrane and say what the slates or tiles are being fixed with. Breathable membrane and the right nails for the covering are not upgrades, they are the job. Vagueness here usually means the cheapest available.

Is the leadwork itemised?

Chimneys, valleys, abutments and soakers. Lead is expensive and it is the first thing trimmed from a keen quote. If a re-roof quote does not mention lead anywhere, ask what is happening at every junction on the roof.

Natural Slate Vs Concrete Tile

Comparison point Roof Replacement Concrete Interlocking Tile
Lifespan Welsh slate: 80 - 100+ years 30 - 50 years
Cost Significantly higher The cheaper option by some margin
Weight Lighter - suits older roof structures Heavy - the structure has to take it
Appearance over time Weathers well and stays looking right Colour fades and surface can attract moss
Conservation areas Normally required on period property Often refused where slate was original
Right for Victorian and Edwardian Carlisle terraces Postwar estates already tiled
New roof rafters and breathable membrane in place before the covering is laid, on a project in Carlisle

Nail Fatigue, And How To Tell Your Roof Has It

Slate roofs in Cumbria rarely fail because the slate wears out - Welsh slate will outlast several of us. They fail because the nails holding the slates rust through, a condition roofers call nail sickness or nail fatigue. The tell is a pattern rather than a single event. If you had a slate come off the front two winters ago, one off the back last year, and now there are two more in the garden, that is not bad luck. That is the whole roof reaching the same point at the same time, because every nail on it went in on the same day. Individual repairs from then on are genuinely money down the drain, and this is the one situation where we will tell you to stop repairing and start planning. Old roofs also often reveal chimney and flashing work that is best done at the same time, while the access is up.

Roof Replacement Cost In Carlisle

A full re-roof on a typical Carlisle terrace or semi generally runs £6,000 to £12,000 in concrete tile and £9,000 to £18,000 in natural slate, including scaffold, strip out, new membrane and battens, and renewed leadwork. Detached and larger properties go beyond that. Any timber repairs found once the roof is off are priced separately and agreed with you before we carry on.

Roof Replacement - Frequently Asked Questions

How do I know if I need a new roof or just a repair?

The question to ask is whether slates are failing in different places each year. One fault in one spot is a repair, however old the roof is. Failures spread across the whole roof usually mean the fixings have corroded throughout, and at that point repairs stop being economic. We survey before quoting so you get a straight answer.

How long does a roof replacement take in Carlisle?

For a typical semi or terrace, around one to two weeks including scaffolding up and down. Weather is the main variable here - we will not strip a roof with heavy rain forecast, so a Cumbrian winter job can stretch. We would rather tell you that at quote stage than surprise you.

Do I need planning permission to replace my roof?

Not for a like-for-like replacement, which counts as permitted development. It is different if you are changing the material or the roof shape, or if the property is listed or in a conservation area - and several Carlisle districts are. Cumberland Council has been the planning authority since April 2023, not the old Carlisle City Council.

Should I go for slate or concrete tile?

Largely decided by what is there now and where you live. If your house is a Victorian terrace that was built with slate, slate is the right answer for appearance, for weight on the original structure, and possibly for planning. If you are on a postwar estate that has always been concrete tile, tile is sensible and considerably cheaper.

Will you need to replace the roof timbers as well?

Usually not the whole structure. What we do commonly find is localised rot at rafter ends and in the wall plate, where a leaking gutter or valley has been soaking the same spot for years. That gets cut out and spliced. We will not know the extent until the covering is off, so we price it separately and show you before doing it.

Can I stay in the house while the roof is replaced?

Yes, people normally do. It is noisy, there will be scaffolding across your windows, and there is dust in the loft. The house stays weathertight because we work in sections and sheet up overnight rather than stripping the whole roof at once.

What Carlisle Homeowners Say

Feedback from customers across Carlisle and the surrounding villages, on completed roof repair work.

"Water was coming through the landing ceiling of our sandstone terrace in Denton Holme every time the wind came from the west. Two other roofers had patched the spot above the stain and it kept coming back. These lads got up there, found the split lead soaker where the roof meets next door's gable, and that was the end of it. Should have called them first."
Alison M. - Denton Holme
"Half a dozen slates came off the back of the house in Stanwix after a rough night. Rang at eight in the morning, someone was on the roof by lunchtime and it was made watertight the same day. Came back later in the week to do it properly with matching slates. No silly emergency pricing either."
Graham T. - Stanwix
"The flat roof over our kitchen extension in Harraby had been patched with felt so many times it was more patch than roof. They stripped it back, sorted the falls out so the water actually runs off, and fitted a rubber roof. First winter with no bucket in the kitchen in about four years."
Peter D. - Harraby
"Our chimney in Botcherby was letting damp into the back bedroom. What I appreciated was being told the stack itself was sound and only needed repointing and new flashings, rather than being talked into taking the whole thing down. Honest, tidy, and the price on the quote was the price on the bill."
Sheila R. - Botcherby
"Gutters on our bungalow out at Dalston were overflowing down the wall and starting to mark the render. They cleared them, replaced a cracked section and refitted the brackets where they had dropped. Explained what had caused it rather than just taking the money and going."
Ian W. - Dalston
